1.Reservation Procedure
To secure a reservation, a non-refundable deposit of 30% of the total rental price is requested at the time of the booking. The remaining balance is due 30 days prior to arrival. If the reservation is made less 30 days prior to arrival, the full payment (100%) of the total rental price is payable immediately in order to confirm the booking. If the balance of the rental payment is not paid by the due date, this will constitute a basis for cancellation.
2.Cancellation Policy
If you cancel less than 30 days before your arrival date, 100% of the amount due will be charged to your payment method. Payments are non-refundable.
If you request a change to the booking dates, or a change to a different Property, Gocce Villa & Resort Specialists will, in good faith, attempt to facilitate the request. No substitution request will be confirmed until a Confirmation of Booking email has been sent and you accept the terms of the substitution. If it is not possible to facilitate a substitution request, this constitutes a cancellation of the booking, and the Cancellation Policy will apply.
3. Travel Insurance
We strongly recommend that you, and all members of your party, purchase travel insurance which includes coverage against trip cancellation due to illness or death. Appropriate coverage should be purchased at the time of the booking. Please note that in the unfortunate event of a cancellation due to any events, occurrences or causes, including health reasons, cancellation terms will irrevocably apply.
4. Local Tourist Tax
Please note that the Local Tourist Tax is NOT included in the accommodation/booking price and must be paid directly to your host at check-in. The amount of this tourist tax is calculated according to the number of nights of your reservation and must be paid by all guests aged 18 years and over.
5.Arrival & Late Check-in
Check-in at the property is between 2pm and 10pm.
Any changes or delays to the arrival times must be communicated to your Host or directly to Gocce Villa & Resort Specialists.
For late check-ins, made after 10 pm, a €50 surcharge is applicable and must be paid to your host in cash on arrival. This charge applies even if the late arrival is due to changes in flight schedules, transfer or traffic delays, etc.
6. Security/Damage Deposit
A security/ damage deposit of €500 is required to cover accidental damage to the property during your stay. The security deposit is a refundable deposit processed with a credit card pre-authorisation which will be refunded/unblocked following your stay.
This deposit relates to both the damage to property and/or furnishings and the state and condition in which the actual property is left at check-out.
7. Weddings/Special Events/Celebrations
We welcome weddings and events in some of our properties upon written request. A service fee is applicable to hold an event based on the number of guests invited. Access to the Villa is only provided by our collaborating suppliers with who we organise a multitude of experiences, such as private chefs, catering, etc for insurance, health and safety purposes.
Should it be discovered that an event has been organised without prior authorization and payment, the customer will be required to pay the maximum amount for hosting an event and asked to leave the property.
8. Complaints/ Problem Resolution
We regularly visit and check each property, in order to welcome you with the highest possible standards. Any complaints lodged at the end or after your stay will not be taken into consideration. If you leave the property without informing us, you will lose all rights to claim any possible refund, or rebate.
Breakdowns and unforeseen encounters beyond the control of Gocce Villa & Resort Specialists, such as cuts in the electricity, water or gas supply, and/or internet connection with the national service provider do not warrant a refund or rebate. Should this occur during your stay at one of our properties, we will do our best to solve the problem at earliest convenience.
All Gocce Villa & Resort Specialists representatives/contractors/technicians must be given the opportunity to resolve any issues; and allowances must be made by the guest, for any local conditions, such as holiday closure, to rectify the issues identified.
A Gocce Villa & Resort Specialists team member reserves the right to inspect the property to verify the complaint. All reasonable attempts to rectify the problem will be made.
9. Guest Behaviour
The person signing the contract is responsible for the correct and decent behaviour of his party. Should the client and his party exhibit unacceptable behaviour, the key holder may ask the client and his party to vacate the house.
Disruptive gatherings are prohibited, regardless of size. We don’t allow disturbances to the surrounding community such as:
• Excessive noise
• Excessive visitors
• Excessive trash/littering
• Smoking nuisances
• Parking nuisances
• Trespassing
• Vandalism
Should a client fail to behave accordingly and/or is reported, the Gocce Villa & Resort Specialists has the right to ask the client(s) to leave immediately and to ask for compensation. All damages incurred will be met by the client(s).
Should the client be asked to leave, the client loses any right to reimbursement. Gocce Villa & Resort Specialists will deduct any damage amount from the security deposit left.
Gocce Villa & Resort Specialists has the right to evict clients who are damaging property, furnishings or impacting on the amenity of neighbouring properties.
Clients must leave the property in the same condition that they found it.
10. Pets
The majority of our properties do not allow pets. The possible exception needs to be checked on a case-by-case basis. Gocce Villa & Resort Specialists SRL requires written permission for pets. Additional charges apply if pets are permitted.
11. Occupancy Levels
The maximum number of guests permitted in a property is specified at the time of booking. Groups exceeding this number will not be accepted. Exceeding the standard number of occupants using the villa for any period of time without written agreement from Gocce Villa & Resort Specialists SRL could result in an over-occupancy charge of up to €3,000.
12. Cleaning and Rubbish Collection
All the rubbish (waste, debris etc.) must be separated by recyclable and non-recyclable type as detailed in each property by placing waste in the appropriate bins (ie, plastic, paper, glass, biodegradable, generic, etc.).
The property must be left clean and the kitchen must be left without dishes and pots in the sink. The fridge should be emptied and cleaned.
A charge of € 100 may be applied to the clients that do not respect the above conditions and this amount will be deducted from the security deposit.
13. Maintenance
Gocce Villa & Resort Specialists staff and contractors reserve the right to enter the property for essential maintenance works (garden, swimming-pool, etc.).
14. Lost or Forgotten Items
During your holiday, and especially on check-out, we ask you to double-check the property, to ensure you have not left any personal items at the apartment/villa.
Any personal items found in the villa will be held in the office of Gocce Villa & Resort Specialists for a period of two weeks, after which they will be disposed of. The guest will be charged for the cost of postage should items be returned.
15. Governing Law
These Reservation Terms and Conditions are governed by the Italian law and the court of Torre Annunziata shall have exclusive jurisdiction in relation to any disputes in relation to these Reservation Terms and Conditions. On signing the booking form, you totally and unconditionally accept all of our booking conditions.
16. Data Controller
DATA PROTECTION (Organic Law 15/1999 of 13th December)
In compliance with the Organic Law 15/1999 of 13th December, on Protection of Personal Data ("LOPD"), Gocce Villa & Resort Specialists collects personal data, voluntarily provided by the client, to carry out all the activities related to our service. The client is encouraged to consult the Privacy Policy section on the extent of personal data communication for further information.
